I hardly ever do property searches anymore.
Early in my career, I was taught that the real estate agent was the "gate keeper" for all real estate related information. Thanks to the Internet, that is no longer the case. In fact, I find that most of my clients are extremely good at researching listings, areas, schools and almost any other factor that is important to them. I serve as a facilitator, making good search tools available for those that want to learn more about the areas that I serve. In todays difficult market my skills in evaluating the pros and cons of various properties, preparing and presenting well written contracts that protect my clients interests, my negotiation skills and finally my skills in administering the contract from ratification through settlement are the things that fuel my referral based business.
